Cancellation by the Guest
All cancellations must be confirmed in writing by the Lead Guest.
Payments are non-refundable except in the limited circumstances set out below.
Deposit (5%)
The initial 5% deposit paid at the time of booking is non-refundable under all circumstances. This reflects administrative and payment processing costs.
Second Payment (25%)
The 25% payment due nine months before arrival is non-refundable.
Final Balance
The remaining balance, due three months before arrival, is also non-refundable.
Effect of Cancellation on Future Payments
If a booking is cancelled, no further scheduled payments will be taken.
All payments already made at the time of cancellation remain non-refundable, except where a refund is achieved in accordance with the Refunds via Rebooking section below.
Refunds via Rebooking
If you need to cancel your stay, we will always seek to re-let the property for your dates.
If we are able to secure a replacement booking for the same dates:
We will act reasonably and in good faith when attempting to re-let the property, but we cannot guarantee that this will be possible. We are not obliged to prioritise re-letting over other bookings or to offer discounted rates beyond what we consider reasonable.
Date changes are treated as a cancellation and rebooking and are subject to the same terms.
Any refund due will only be processed once the replacement booking has been completed and paid in full.
Short Notice Cancellations
For cancellations made close to the arrival date, it is unlikely that we will be able to re-let the property and, in most cases, no refund will be due.
Travel Insurance
We strongly recommend that all guests take out comprehensive travel insurance at the time of booking.
This should include cover for:

In the unlikely event that we need to cancel your booking due to circumstances beyond our control, we will:
