Booking Terms and Conditions

1. INTRODUCTION

Peak & Dale Places is a trading name of Stainsborough Hall Ltd. By making a booking, you are entering into a legally binding agreement with Stainsborough Hall Ltd.

These Booking Terms and Conditions apply to all bookings made directly with us or via third-party platforms, unless explicitly stated otherwise.

The person making the booking (“the Lead Guest”) must be over 25 years of age and is responsible for ensuring that all members of their party comply with these Terms and Conditions.

The House Rules form part of the booking agreement. By confirming a booking, the Lead Guest agrees to comply with the House Rules and to ensure that all members of their group comply with them.

Any breach of these Terms and Conditions or the House Rules may result in the booking being terminated without refund and/or additional charges being applied.

2. BOOKINGS & PAYMENT TERMS

A non-refundable deposit of 5% is required to secure your booking.

A further payment of 25% of the total booking value is due nine months prior to arrival.

The remaining balance is due in full three months prior to arrival.

Failure to make payments by the due dates may result in cancellation of the booking and retention of all monies paid.

We reserve the right to refuse bookings or cancel a booking where we reasonably believe the property may be misused or where inaccurate information has been provided.

3. SECURITY DEPOSIT

A pre-authorisation security deposit may be required prior to arrival. This is not a charge but a temporary hold on funds.

We reserve the right to deduct from this deposit the cost of:

  • damage to the property or contents
  • additional cleaning required
  • breach of occupancy limits
  • unauthorised use of facilities (including hot tubs where applicable)

4. OCCUPANCY & GUESTS

The number of guests permitted at the property must not exceed the maximum occupancy stated at the time of booking.

This includes:

  • overnight guests
  • daytime visitors
  • any additional persons attending the property for any duration

No additional guests or visitors are permitted without prior written approval.

Unauthorised additional guests will result in:

  • immediate termination of the booking without refund, and/or
  • additional charges being applied

We operate under strict safety and insurance requirements. These limits are not flexible under any circumstances.

5. USE OF PROPERTY

The property must be used solely for the purpose agreed at the time of booking.

Unless expressly agreed in writing:

  • events, parties, or gatherings beyond the confirmed guest list are not permitted
  • external suppliers (including caterers, entertainers, or equipment hire) must be approved in advance

We reserve the right to refuse access to unapproved third parties.

6. HOUSE RULES & BEHAVIOUR

Guests are expected to behave in a respectful manner at all times, particularly in relation to neighbouring properties. (see House Rules for more details)

Excessive noise, anti-social behaviour, or any activity likely to cause disturbance may result in:

  • immediate termination of the booking
  • loss of all payments made
  • additional charges where applicable

Furniture must not be moved, and no decorations may be attached to walls, ceilings, or fixtures.

7. CHECK-IN / CHECK-OUT

Standard check-in is from 3:00pm.
Standard check-out is by 10:00am.

Early check-in and late check-out may be available subject to availability and will be charged at £100 per hour.  Availability is confirmed no earlier than 48 hours prior to arrival.

No arrivals or departures are permitted on Christmas Day, Boxing Day, or New Year’s Day.

8. CANCELLATIONS & DATE CHANGES

All payments are non-refundable.

Date changes may be considered at our discretion only if:

  • we are able to re-let the original dates, and
  • the new dates are within a comparable pricing period

An administration fee may be applied.

We strongly recommend that guests take out comprehensive travel insurance.

9. LIABILITY

We shall not be liable for:

  • loss, damage, or injury to guests or their belongings
  • failure of utilities or services beyond our control
  • events arising from circumstances outside our reasonable control

10. PROPERTY-SPECIFIC TERMS

Each property within the Peak & Dale Places portfolio operates slightly differently in terms of layout, facilities, and permitted use. The following property-specific terms form part of your booking agreement.

STAINSBOROUGH HALL (MAIN HOUSE)

Stainsborough Hall has a strict maximum occupancy of 20 guests.

No pets are permitted at the Main House under any circumstances.

The property is not licensed for weddings or large-scale events. Marquees, external structures, and amplified outdoor entertainment are not permitted.

Use of outdoor areas must be respectful at all times, particularly in the evening. Noise must be kept to a reasonable level, and outdoor use may be restricted after certain hours. (Noise monitors are in place)

The hot tub is available as an optional extra and must be used in accordance with the instructions provided. Misuse may result in additional charges.

STAINSBOROUGH HALL – COTTAGE COLLECTION

The Cottage Collection accommodates up to 23 guests across multiple cottages.

The communal barn is provided for the exclusive use of your group and is not shared with other guests. It must not be used by anyone outside your booking party.

A log-fired hot tub is available as an optional extra only when all cottages are booked in a single booking. Guests are responsible for its safe use and must follow all instructions provided.

Dogs are permitted in the cottages only, subject to prior agreement. A maximum number of dogs applies, and additional charges of £30 per dog per stay will be applied. Other pets are not accepted. 

Guests must ensure dogs are supervised at all times and that no damage or disturbance is caused.

STANDLOW FARM

Standlow Farm comprises multiple cottages which may be booked individually or in combination.

Where properties are booked as part of a group (including the Barn Collection), guests may only use the specific accommodation and facilities allocated to their booking.

Use of shared spaces must be respectful of the property and surrounding environment.

Hot tubs are provided at selected cottages or as optional extras. Misuse, including failure to follow operating instructions, may result in additional charges.

Outdoor areas, including paddocks and fire pits, must be used responsibly and in accordance with safety guidance.

Dogs are permitted in the cottages only, subject to prior agreement. A maximum number of dogs applies, and additional charges of £30 per dog per stay will be applied. Other pets are not accepted.

Guests must ensure dogs are supervised at all times and that no damage or disturbance is caused.

HOLLY HOUSE

Holly House accommodates up to 40 guests across 16 bedrooms.

The property is suitable for private gatherings and corporate retreats but must not be used for events beyond the agreed guest numbers.

The cinema/presentation room and communal areas must be used responsibly and with consideration for noise levels.

External suppliers, including chefs or event providers, must be approved in advance.

Additional facilities such as hot tubs, swim spas, or other extras must be booked in advance and used in accordance with instructions provided.

11. ADDITIONAL SERVICES & EXTRAS

Additional services and extras (including but not limited to hot tubs, swim spas, Arctic cabins, catering, and external suppliers) must be agreed in advance.

All extras are subject to availability and additional charges.

Guests are responsible for ensuring that any third-party suppliers comply with property rules and do not exceed agreed guest numbers.  Public Liability certificates are required in advance. 

We reserve the right to refuse or remove any supplier who has not been approved in advance.

12. DAMAGE, CLEANING & MISUSE

Guests are responsible for leaving the property in a clean and reasonable condition.

Additional cleaning charges will apply where:

  • the property is left excessively dirty
  • furniture has been moved and not returned
  • evidence of pets is found where not permitted
  • hot tubs or facilities require additional cleaning due to misuse

Any damage must be reported promptly. Failure to do so may result in additional charges.

13. COMPLAINTS

Any issues must be reported as soon as possible during your stay to allow us the opportunity to resolve them.

Complaints raised after departure may not be considered where we were not given the opportunity to address them during your stay.

14. AGREEMENT

By confirming your booking, you agree to abide by these Terms and Conditions and all associated House Rules.

Failure to comply may result in termination of your stay without refund and additional charges where applicable.

15. FORCE MAJEURE

We shall not be liable for any failure to perform our obligations where such failure is due to events beyond our reasonable control.

This includes, but is not limited to:

  • extreme weather conditions
  • utility failures
  • government restrictions
  • pandemics or public health emergencies
  • acts of God
  • industrial disputes
  • failure of third-party services

In such circumstances, we will not be required to provide refunds, compensation, or alternative accommodation.

16. TRAVEL & INSURANCE

Guests are responsible for ensuring they are able to travel to and access the property for the duration of their booking.

We strongly recommend that all guests take out comprehensive travel insurance to cover:

  • cancellations
  • illness
  • travel disruption
  • inability to attend

Failure to obtain suitable insurance does not alter our cancellation terms.

17. JURISDICTION & GOVERNING LAW

These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales.

Any disputes arising in connection with your booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.

18. THIRD-PARTY BOOKINGS (AIRBNB / BOOKING.COM ETC),

Where bookings are made via a third-party platform, the platform’s terms and conditions will also apply.

In the event of any conflict between platform terms and these Terms and Conditions, the platform’s terms shall take precedence for the purposes of payment processing and cancellation.

However, all property rules, occupancy limits, and usage restrictions outlined in these Terms remain fully enforceable.

19. ACCURACY OF INFORMATION

While we make every effort to ensure that all information provided is accurate, we reserve the right to make reasonable changes to the property, facilities, or services where necessary.

Such changes will not entitle guests to cancellation or compensation unless they materially affect the booking.

20. RIGHT TO REFUSE OR TERMINATE

We reserve the right to:

  • refuse a booking
  • cancel a booking prior to arrival
  • terminate a stay

where we reasonably believe that:

  • the property may be misused
  • incorrect or misleading information has been provided
  • behaviour is likely to cause damage, disturbance, or breach of these Terms

In such cases, no refund will be provided.

21. SEVERABILITY

If any part of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

22. ENTIRE AGREEMENT

These Terms and Conditions, together with any correspondence and confirmed booking details, constitute the entire agreement between you and Peak & Dale Places.

We operate professionally managed properties within residential and rural environments. These Terms and Conditions are designed to ensure the safety, comfort, and enjoyment of all guests, while protecting the properties and surrounding community.
